Your contract's index is above the IRAV, so the increase is capped at the IRAV.
Without a new agreement, RDL 29/2026 caps the increase at 2% until 31/12/2027.
If your rent is above the reference price index of your stressed area, no increase can be applied until 31/12/2027.
New rent = current rent × (1 + increase / 100), where increase = agreed index, capped at the IRAV of the reference month and, without a new agreement, at 2% until 31/12/2027.
When should you use this calculator?
Use it when your rental contract's anniversary is coming up and your landlord announces an increase, or if you are a landlord and want to know how much you can raise the rent without exceeding the legal limit. It matters most now that CPI and IRAV have drifted far apart: applying one or the other can mean hundreds of euros a year.

How it is calculated
It starts from the index in your contract (CPI, IRAV or a fixed percentage) and takes the latest value published by INE on the update date. That percentage can never exceed the IRAV, which acts as a ceiling. In addition, for updates between 8 October 2026 and 31 December 2027, if there is no new agreement with the landlord the increase cannot exceed 2%, and it is 0% if your rent is above the reference price index of a stressed housing area.
Practical example
You pay €900 a month, your contract is updated by CPI and the anniversary falls in November 2026. The latest published figures are September's: CPI 4.9% and IRAV 2.54%. Without a new agreement the increase is 2%: you go to €918 (€18 more a month, €216 a year). With the full CPI you would have paid €944.10, so you save €313.20 a year. If you agree a new increase with the landlord, the maximum is the IRAV: €922.86.
Legal and tax context
Article 18 of Spain's Urban Leases Act (LAU), as worded by Royal Decree-law 29/2026 (in force since 8 October 2026), says there is no update without an agreed clause and that the increase can never exceed the IRAV, published monthly by INE. Before, that cap only applied to contracts signed from 26 May 2023 (Law 12/2023). The extraordinary 2% limit is in its sixth final provision. The decree must be approved by the Permanent Deputation of Congress; if it is not, the previous rules would return.
Common mistakes
Common mistakes: using the wrong month's CPI (it is the latest published on the update date, not the anniversary month's); raising the rent when the contract has no update clause; updating on a date other than the anniversary; and not giving notice in writing. Landlords also cannot pass on costs that were not in the contract nor, since RDL 29/2026, the IBI property tax.

Frequently asked questions
How much can my rent go up in Spain this year?
It depends on your contract, but there are two caps. The increase can never exceed the IRAV (2.54% in September 2026). And if the update falls between 8/10/2026 and 31/12/2027 and you agree nothing new with the landlord, the maximum is 2%. If the contract has no update clause, the rent cannot go up at all.
What is the IRAV and how is it different from CPI?
The IRAV (reference index for the annual update of housing rental contracts) has been published by INE since late 2024 to limit rent increases. It is based on CPI and core inflation but smooths out peaks, so it usually comes in lower: in September 2026 it was 2.54% against 4.9% CPI.
My contract says the rent is updated by CPI. Can the full CPI be applied?
Not while RDL 29/2026 is in force: the IRAV is the maximum for any contract, even if it says CPI. If the decree were not approved, contracts signed before 26/05/2023 would go back to the agreed CPI; later ones would keep the IRAV cap.
What if my contract has no rent-update clause?
Then the rent is not updated: the landlord cannot raise it until the contract ends or you sign a new one. If the clause says the rent will be updated but names no index, the IRAV applies.
What happens if Congress does not approve RDL 29/2026?
A royal decree-law must be approved within 30 days. If it is rejected it stops applying: the extraordinary 2% cap disappears and the IRAV again limits only contracts signed from 26/05/2023. We will update the calculator as soon as the vote takes place.
How and when must my landlord notify the increase?
Rent can only be updated on the date each year of the contract is completed. The landlord must notify you in writing stating the percentage applied, and the new rent is due from the month after the notice. You can ask for the INE certificate showing the index used.
